ZERH certification earns you a $5,000
tax credit

On January 1, 2023, the 45L Tax Credit was revised to provide up to a $5,000 tax credit for most certified DOE Zero Energy Ready Homes (ZERH), including eligible manufactured homes.

What is Zero Energy Ready Home (ZERH)?

Department of Energy (DOE) Zero Energy Ready Home (ZERH) is a high-performance home that is so energy efficient that a renewable energy system could offset most or all the home’s annual energy use. Each home meets rigorous efficiency and performance criteria and are verified by a qualified third-party as part of the certification process.

Most types of new homes in the U.S. are eligible to participate, and certified homes are eligible to receive the Federal 45L Tax Credit – up to $5,000 per home, until 2032.

What changed with IRS Code Section 45L?

The Inflation Reduction Act of 2022 (IRA) amended Internal Revenue Code Section 45L to provide eligible home builders with a business tax credit of up to $5,000 for eligible newly constructed homes that meet applicable ENERGY STAR home program or DOE Zero Energy Ready Home (ZERH) program requirements.

What are the ENERGY STAR ®  Manufactured Program requirements?

The ENERGY STAR Manufactured New Homes (MH)  program requirements  apply to manufactured homes, which are defined as homes built in a factory and are subject to the federal Manufactured Home Construction and Safety Standards (commonly referred to as the HUD Code).

* Home builds must meet the Mandatory Efficiency Requirements in DOE ZERH program documentation, Exhibit 1, to earn points for energy efficiency measurements listed below and achieve a total of at least 18 (eighteen) points for certification.
